Access Loans “Top Tips For Home Buyers” series. Today i will be sharing some great tips for New Home Buyers and First Home Buyers on Pre Purchase Inspections, that is, Building Inspections and Pest Inspections on your proposed new home

Finding your dream home is an exciting time and buying a new home may be the largest financial commitment of your lifetime, therefore it is important to ensure you are purchasing a quality property with no hidden surprises.
Many homes sold in Australia have significant hidden faults leading to unplanned repair costs for unwary buyers.
If you buy a property with serious faults it could cost you thousands to fix, plus the added time and stress involved in organising repairs.
These unexpected costs are typically added to your mortgage, which may dramatically increase your repayments.
Spare yourself heartache and hidden costs by having your new home inspected by a professional building inspector before you buy.
A written Pre-purchase Property Inspection Report will give you peace of mind, reduce risk and could save you thousands!
With a professionally prepared Property Inspection Report you will know immediately if there are any serious building faults.
This report is extremely valuable when you are negotiating your property price, making a property bid or applying for finance.
Most importantly, it will give you confidence to proceed with the purchase of your new home.
Your property inspection report should cover of the entire property, including all buildings, fixtures, fittings and finishes plus roof spaces, the roof exterior, under-floor space, small retaining walls and surface water drainage

All this information is invaluable in calculating how much you should pay for your proposed new home.A pest inspection is not always included in a Property Building Inspection Report and is an assessment of any active or de-activated Pest activity in and around the property.Issues like termites in your property could incur high costs to repair and to de-activate the termites, which is not covered by any insurance company.Note: some companies offer a combo package that gives you both the Property Building Inspection report and the Pest Inspection Report combined in one service.If you are purchasing at Auction you will need to have your Property Building Inspection report completed a few days prior to the auction.For private sale purchases it is ok to organise your Pre-purchase Property Inspection Report after your offer has been accepted provided you complete your Property Inspection Report during the 3 day cooling off period. Organising your Report during the 3 day cooling off period allows you to easily back out of the purchase. It is much harder to back out of your purchase after the 3 day cooling off period as the Vendors may undertake their own Report and contest your Property Inspection Report.Fees for Property Building Inspection Reports range from $300 to $800 with most coming in under $600. Is there a home loan for a person with $60k in student loans and no down payment?

I am a single parent who just finished college. I have $60k in student loans and no savings to speak of. I have an amazing offer to purchase a home for what the current owner owes on it, but I don’t know where to even start looking for a bank/agency who will give me a loan with my background. Any advice?

You don’t want to buy a house with no down payment. I made that mistake two years ago, and barely avoided foreclosure. Just wait until you’ve paid down your student loans and you have at least 20 – 30% for your down payment. Besides given the current financial market, you’ll be hard pressed to find a lender willing to give you a loan without a significant down payment.

When buying a house make sure the mortgage payment, insurance, taxes, and HOA is no more than rent for a comparable place. that way in case you want to move you can "ladder" the property. meaning you can rent it out and move elsewhere. The rent will cover the monthly expenses and you’ll benefit from any appreciation.
